Undoubtedly, there are going to be situations where tenants desire to make their own improvements and customized buildouts to their leased space. Certain types and categories of tenants are going to want to bring in their own staff and contractors to create the environments they require for their daily activities. For example, a hi-tech company might require specialized climate controlled storage rooms for sensitive equipment, or a pet store might require custom fixtures and mechanicals. At these times, you need someone to look after your best interests, and more importantly, your investment. RDS will monitor the site closely to represent your concerns, and to coordinate the tenant’s construction activities with your improvements during build-out, to ensure a harmonious fit. As your “right-hand man on the spot,” we will ensure that construction operations do not adversely affect base building systems or operations, and will enforce check-in and construction safety rules. Field problems that arise (and they will) will be dealt with on the spot with the sanctity of your project in mind first, and close monitoring of the tenant’s construction program will be enforced to guarantee progress against the approved schedule. And, most importantly, once construction is completed, RDS will handle the testing process of any specialized buildouts to confirm their compliance with base building systems.
