FINAL INSPECTIONS & STORE TURNOVER TO OPERATIONS.

As tenant improvements to a space wind to a close, it is important to hold them and their associated contractors to the same policies and guidelines you used to direct your own team in actual construction of the project. The completed tenant spaces must be inspected closely to ensure that all improvements fall within established safety guidelines. As the owner of the building, you can be liable for their mistakes. Costly violations and litigation down the road can be avoided before final occupancy by a careful system of checks and balances. RDS has been involved in over $250 million in retail shopping center and office building projects, and knows firsthand the importance of scrutinizing every last detail. We will conduct punchlist inspections of the completed tenant spaces, ensure that the tenant submits all documentation to satisfy tenant allowance requirements, and prepare a summary of charge-backs for each space. Before any tenant allowance is released, RDS will obtain all the necessary close-out documentation. Once the final inspection and close-out process has been completed to your satisfaction, RDS will handle all organizing, training, and orientation sessions required in order to guarantee your tenant is familiar with building systems and any new equipment they may encounter. RDS will act as your personal representative in working out all the final details relevant to turning over the finished, completed space to your tenant. We even “drop the keys off!”
