A decisive factor here will often be the creation of a “horizontal” site plan by a civil engineer for feasibility and permitting purposes. Here is where you may discover show-stoppers such as easements in the way of building construction, traffic flow patterns not aligning with county infrastructures, parking problems, sewer and water continuity issues, and slope and gradient difficulties.
