A decisive factor here will often be the creation of a horizontal site plan by a civil engineer for feasibility and permitting purposes. Here is where you may discover show-stoppers such as easements in the way of building construction, traffic flow patterns not aligning with county infrastructures, parking problems, sewer and water continuity issues, and slope and gradient difficulties. RDS will assist you in identifying and establishing review and selection criteria, preparing site/building evaluations, and identifying and reviewing existing conditions affecting potential occupancy and construction costs. As well, we will review zoning and governmental issues proactively, and assist with annexation or obtaining any special permits and variances relevant to the project.
